As many homeowners begin to decide to replace their roof a variety of emotions begin to cycle threw their bodies.  First, fear of having your house in a state of incompleteness.  No one likes the thought of blue tarp on your roof until the job is done. The second emotion is usually one of excitement at the thought of that brand new roof.  Gone are the curled, stained shingles that disgust your neighbors. The third, and most lasting, emotion is back to fear.  Fear of how the heck are you going to pay for it?

Any information in this article should be used for information gathering purposes only.  It’s impossible for a true estimate to be given without knowing all of the details about your particular house.  Two homes with roughly the same square footage can vary by over 100 percent because one home is a relatively straightforward job and the other house is more complex such as skylights, different slopes, chimneys etc.

The following roofing prices are for a complete replacement and are rough estimates. Without exact details of a particular home, there is no way of knowing how these estimates will fluctuate, but if your home has a roof with few angles, a light slope, and few features, expect your roofing prices to be closer to the lower end of the spectrum. Likewise, a complex roof with a steep slope and multiple features will likely be closer to the higher end of the spectrum. For example, roofing shingle prices may higher than tile roofing for two homes of the same square footage, simply due to the many stylistic and design workarounds. If you need old roofing material removed, add at least $500 to any of the following estimates.
